Halls are delighted with instructions to offer the Building Land at Longslow, near Market Drayton, for sale by private treaty.

The Building Land at Longslow is an exciting development opportunity comprising a parcel of building land extending to around 0.4 of an acre with Outline Planning Permission granted for the erection of two detached dwellings in a popular semi-rural location, a short distance from the north Shropshire town of Market Drayton.

The site is currently a small agricultural field and garden area separated by a fence, all currently down to grass.

Approached from the south eastern corner, the site is slightly sloping and extends, in all, to around 0.38 of an acre.

The indicative site layout demonstrates that the site can comfortably accommodate two large detached dwellings and respective garages.

A strip to the south of the site will be retained by the current vendor as an access drive to their property (Hop Cottage, 8 Longslow) and for the erection of a detached garage block. This area is, therefore, excluded from the area being offered for sale and the current vendors will retain a full Right of Way through the entrance to access their retained strip..

The sale of this well positioned parcel of building land does, therefore, provide a rare opportunity to purchase an excellent development project with potential to build two detached houses which will, once completed, in our opinion, be most sought after.

The area included within the sale will exclude a strip along the southern boundary which will be retained by the Vendor of 8 Longslow as their access drive and potential location for a new garage, as per the planning permission. This strip has been excluded from the quoted land measurement of around 0.38 of an acre.

The Building Land is situated in a semi-rural location in the hamlet of Longslow which is approximately 2.5 miles north of the popular town of Market Drayton. Market Drayton is a popular north Shropshire market town on the Staffordshire/Cheshire borders, on the River Tern between Shrewsbury and Stoke-on-Trent. The town offers a wide range of amenities including schools, supermarkets, high street shops and a range of leisure facilities. For those looking to commute or requiring additional facilities, the towns of Whitchurch (12.5 miles) and Shrewsbury (22 miles) are within easy commuting distance.

From the Ternhill roundabout (west of Market Drayton) continue north on the A53 for a further 2.3 miles and turn left signposted for Longslow. Follow this road for approximately 0.7 of a mile and the land will be situated on your left hand side, identified by a Halls for sale board.

Outline Planning Permission for 'the erection of two dwellings (to include access), including provision of package treatment plant and a double garage to serve No. 8 Hop Cottage', was granted on 1st June 2016. The application number for the proposed development is 16/00663/OUT. A copy of the Outline Planning Permission is available upon request or can be downloaded from the Shropshire Council Planning Portal quoting the application number mentioned above.

We are informed that the planning consent is not subject to a Section 106 agreement and, therefore, there will be no Affordable Housing Contribution due.

A CIL contribution will be applicable at £80 per sq metre (plus indexation) of the gross internal floor area of the open market dwellings, however, those looking to carry out a self-build project can apply for an exemption to this charge. Please note that the CIL charge is index linked and will change on a yearly basis, please ensure that you have checked the amount with the CIL Team at Shropshire Council prior to making an offer for the site.

We understand that the building land has mains electricity available nearby. There is no mains sewer available and so foul drainage would be to a private system.

Furthermore, there is no mains water connection available nearby and, therefore, a water borehole will be required for which the current vendor has obtained a quotation which is available for inspection upon request. The current vendor of 8 Longslow would, also, require connection to this borehole and is willing to make the required financial contribution.

The purchaser (s) shall be deemed to have full knowledge of the boundaries and neither the vendor nor the agent will be responsible for defining the ownership of the boundary fences and hedges.

The land will be sold subject to any wayleaves, public or private rights of ways, easements and covenants, and all outgoings whether mentioned in these sale particulars or not.
