SITUATION

DIRECTIONS

Proceed out of Ellesmere on the B5068 through the village of Dudleston Heath and on leaving the village take the first turning left into Church Lane (signposted Criftins Parish Church). Continue for a short distance to the T-junction and turn left. Proceed along this quiet country lane and take the second turning right (unsigned). Continue for a further 0.25 of a mile and the access to the land will be situated on your right hand-side identified by a Halls For Sale board. Continue through the gate (which is the route of the access) to the following gate which opens in to the land.

The Auctioneers, as agents, on behalf of the vendors, reserve the right to alter, divide, amalgamate or withdraw any of the property for sale at any time. The auctioneers, further, reserve the right to sell the property privately, prior to auction without prior notice or explanation and no liability will be accepted to any intending purchaser in consequence of such a decision.

NB.

A small timber bridge connects the land to the adjoining field, extending to around 3 acres, which is also available for purchase by public auction. Please note that the purchaser of Lot 1 will have the opportunity on the 'fall of the hammer' to purchase the adjoining land (Lot 2) at the same price, as agreed for Lot 1. Should the purchaser of Lot 1 not decide to purchase Lot 2, then Lot 2 will be offered for sale independently.

CONTRACT / SPECIAL CONDITIONS

The land will be sold subject to the special conditions of sale, which are not to be read at the time of sale, but will be available for inspection at the offices of the vendors solicitor, Hannah Tomley, Gough-Thomas & Scott Solicitors, Ellesmere, or at the Auctioneers offices, prior to the date of the auction. The purchasers will be deemed to bid on those terms and conditions and shall be deemed to purchase with full knowledge thereof, whether he/she has read the special conditions or not.

BUYERS ADMINISTRATION FEE

In addition to the deposit required upon exchange of contract, Buyers will be required to pay a Buyers Administration fee of £250 plus VAT, which can be paid by Debit card or cheque. Please bring with you the means to pay both the deposit and the Buyers administration fee.

BUYERS REGISTRATION

Purchasers interested in bidding for a lot are required to complete a BUYERS' REGISTRATION FORM prior to bidding at the Auction AND PRODUCE ID. Failure to register may result in the Auctioneer refusing to accept your bid.
