A gently sloping grass paddock of approximately 0.38 acres in a convenient but peaceful village location. It is ideal for horses or amenity use. The southern boundary is a hedgerow.


From the A5 at Wolfshead take the B4396 towards Llynclys. At the first crossroads (after ½ mile) turn left. Travel into Knockin Heath and the paddock is situated on the left at the first crossroads. There is a gateway off the side road.


There is currently no water or electricity connected to the paddock.


The Purchaser will be required to erect a post, net and barbed wire (1 strand) fence along the northern side of the southern boundary hedge and to own and maintain the fence afterwards.


The paddock is outside but adjoining the current development boundary of Knockin Heath. (The line is the western boundary).
