Organise Your Finance

In order to purchase a property, it is key to know exactly what you can afford. If you have an existing property and if appropriate, it is at this point you should arrange to have a market valuation through us to find out what your property is worth. Now would also be the time to speak to a bank, building society or independent broker if you are intending to use a mortgage to assist with funding the purchase.

Viewings

It is important to have some specific search criteria when making appointments to view houses. You may want to consider:

  • Size
  • Price
  • Location
  • Local Schooling
  • Transport links
  • Amenities/Facilities in the surrounding area

Making Offers

When you have found your dream home it is time to make an offer. You must now decide what you are prepared to pay and discuss your offer with us so we can make the offer on your behalf. It is a good idea to use this opportunity to make it clear whether or not your offer includes any extras that may not be included in the original sale price. At this stage we will ask you for some identification so that we act on your behalf.

Instructing Solicitors

Once your offer has been formally accepted and a sale agreed, it is essential to have a solicitor in place. The selected solicitor or licensed conveyancer will deal with the legal process and coordinate the purchase of the property, keeping you up to date with all matters and ensuring the process runs as smoothly as possible.

 Arrange a Survey

There are a variety of surveys available. If you are having a mortgage then your lender will require a mortgage valuation. This survey examines the condition of the property and looks for potential unforeseen defects that may affect whether the lender releases the mortgage. You may also want to organise your own survey to suit your preferences and requirements. The two main other kinds of survey are a Homebuyer’s report or a Building survey.
