This week our Bishops Castle branch has announced the launch of a development of 12 brand new houses at Ox Leasow in Bishops Castle which will be available to buy under a shared ownership scheme.
The new houses are part of a development of 24 properties built on the edge of the picturesque market town. Working with the South Shropshire Housing Association the new scheme is designed to provide a boost for local people looking to get on the housing ladder with half of the site being let by the Housing Association and the remaining site being offered for sale through Halls.
David Bryan-Jones, Branch Manager of Halls Bishops Castle branch, said he expects demand to be strong. “Interested parties must be able to demonstrate a connection to Bishops Castle and to have a housing need in the town so directly benefiting people who need to live and work here.
“Shared ownership doesn’t mean buying a house with your flatmates, it means you own a share of your home and the Housing Association owns the rest. You always have the option to increase the proportion you own and, when you go on to sell it, you will be entitled to the value of your stake. Shares are available from between 25% and 75% of the valuation price, which is £195,000 for the 3 bed homes and £179,000 for the 2 bed homes. This means purchase prices start from just £44,750 for a 25% share.
“Each of the houses will be built to exacting standards by the building contractors, Harpers, and will be extremely energy efficient with air source central heating, double glazing and excellent insulation qualities meaning their running costs are affordable too. Candidates will also be asked to apply for the maximum mortgage they can get with a cap at 80%. We’ll be there throughout the process to supply the relevant paperwork and answer questions, and as soon as the application has been verified potential buyers will be able to choose a plot and reserve it for £250.”
The houses are expected to be available to move in from early July.
